When we purchase your property, we will not ask you to make any repairs because we will do so for you. We have a great team that we work with, including contractors. Our offers will actually price in what we expect to see based on contractor bids so that you won’t have to worry about any repair work or paying for a contractor to do so. We want to take your headache away after all!
There aren’t any neighborhoods that we will shy away from when it comes to purchasing properties. The only caveat to that is that we will pull comparables from similar neighborhoods and make sure that our offer is accurate with what we can realistically sell it for once we are done with the repairs.
One of the best reasons to work with investors like us is because of our ability to close quick with cash instead of conventional financing. We will personally work with other investors when it comes to purchasing some properties, so or offers are backed by them as well. They also provide a crucial second set of eyes on the deal to make sure your property is safe for investing in and we don’t get in over our heads.
We had one property that was valued at $200,000 and our net profit from that deal after paying off our lenders was about $21,000. You might say that the profit is fantastic, but in all reality, our hold time was six months, so our monthly income from that property was only about $3,500. Slim margins are not safe for us and our fellow investors won’t back us if they get too thin. We run numbers like these so that we can ensure that we are safe as a business and so that you get what you need out of the transaction.
You are the most important person in this transaction by far. Our offers for your property have to meet your needs above anything else, so we will structure a deal, sometimes with multiple offers, that makes sense for you to sell it and for us to buy it. It doesn’t do us any good to get into a deal that we can’t follow through with or complete just as much as it doesn’t do you any good to get bottom dollar for your house. We strive to find that happy medium where you are happy and we are able to move forward with the purchase.
