With so much attention being directed at Florida at this time of year, it should come as no surprise that finding a cheap property for sale in Florida is quite the task! It seems that every listed property worth buying comes with a small bidding war from multiple offers, from investors and families alike. Some houses sit on the market, but others go just about as quickly as the hour they hit the market.
We found this out the hard way just as you might have already too. When it came for us to purchase our current home just a year ago, we had another offer that we were competing with. Luckily, we bid higher and got the house, but we paid top dollar for a house that still needed work, updates and repairs! We have been repairing things since the purchase and it has undoubtedly increased in value, but it wasn’t what we were looking for. The market didn’t leave us much of a choice!
Where you find actual deals seems to be quite the challenge, but they do still exist. As investors, we have access to some of these properties through our own marketing to off-market homeowners as well as being on the buyers list of others that do the same and market those properties to us as rehabbers and end buyers. The deals are all over the place, but finding them and getting a hold of them is a matter of who you know. In these cases, it is good to have cash and/or pre-approval as well as strike fast when these properties hit your email inbox.
That doesn’t mean that buying one of these properties with a home loan is out of the question! I could quickly show you a few of these below market value properties on Craigslist, but they are going to need work and/or a special loan (like a rehab loan). Some are move-in ready and will qualify for certain loan programs, but others are quite the mess! Sometimes you can find these deals first and lock them up, which is great for you! That doesn’t happen very often though.
One of the best ways to find one of these properties is to get in touch with investors like us that actively market for off-market leads. Most of these properties need work with some requiring very little and others requiring almost a complete tear down (our last lead!). Working with us and being able to either close with quick cash or qualify for special financing means that we can work with you to either buy it and move it or have us buy it and rehab it for you, making it your own custom house!
